Founded in 2006, Solomon Development Services (SDS) is the development arm of the platform, providing fully integrated development services for assets within Holbrook Hospitality Group and select strategic partners. The principals of SDS have collectively developed and renovated approximately 10 million square feet of active living, hospitality, and mixed-use environments, reflecting a deep track record of delivering experience-driven projects.
SDS is led by our Chairman and CEO, Al Holbrook and development partners Davis Hunt, Dan Needle, and John Crow, whose combined expertise spans site selection, entitlement, design coordination, construction execution, and project delivery. Their leadership ensures a disciplined yet creative approach to development—balancing financial performance with design integrity and long-term asset value.

The vision of SDS is to develop, own, and operate a portfolio of boutique, destination-driven assets across the Southeast, with a focus on active living, hospitality, and wellness-oriented environments. Each project is thoughtfully positioned to reflect its market while delivering a distinct and elevated guest experience.

SDS works in close collaboration with our in-house interior designers, architects, and construction partners to bring each project to life. Through this integrated approach, the team creates environments that go beyond traditional development—shaping spaces that enhance how people live, gather, and experience place.

Founded in 2007, Solomon Investment Partners (SIP) is an investment and advisory platform focused on hospitality-driven active living real estate, experiential destinations, and lifestyle-oriented assets. Over the past decade, SIP has underwritten approximately $1 billion in transactions, advising multiple companies, reflecting a disciplined approach grounded in both financial performance and elevated guest experience.

SIP is led by Vickie Curl, Chief Investment Officer of Holbrook Life, bringing a unique ability to align investment strategy with operational excellence, service, and design. This leadership perspective ensures that each investment is not only financially sound, but also positioned to deliver meaningful, differentiated experiences. Looking ahead, SIP is focused on raising $2 billion in acquisition and development capital over the next five years, targeting high-growth segments within the hospitality sector, including active living, wellness & hospitality focused boutique hotels, and mixed-use environments that blend hospitality, dining, and residential experiences.

In addition to capital formation, SIP provides strategic advisory and development services, including market positioning, concept development, repositioning of underperforming assets, and highest and best use analysis.
